The Three Numbers That Matter
Buyers actually want to understand three things. Not thirty things. Three.
1. How much house can we afford?
This is the purchase price conversation. What's the top-end number they can reasonably qualify for and comfortably pay for?
2. What will our monthly payment be?
Principal, interest, taxes, insurance, HOA, PMI. One number. One clear picture of what they pay every month.
3. How much cash do we need to close?
Down payment plus closing costs. The number they need to have liquid and ready.
That's it. You nail those three numbers, and your buyer has clarity. They can go to the real estate agent with confidence. They can start shopping with confidence. They can make an offer with confidence.
Your Job Is to Lead, Not to Impress
Your job is not to show off every program you know. Your job is to lead the buyer to the next clear step. Many loan officers think their value is in knowing everything. But your value is in knowing what matters to this specific buyer, right now, and delivering clarity around it.
When you give a buyer endless rates, programs, and scenarios, you're making them do work. You're making them think. You're making them compare and contrast and wonder if they're missing something. And the more they wonder, the less likely they are to move forward.

When a buyer understands how much house they can afford, what their monthly payment will be, and how much cash they need to close, something shifts. They're not confused anymore. They're not paralyzed by options. They're ready to take action.
