Loan officer. Co-owner of Pro Lending Mortgage. Host of the Loan Officer Leadership Podcast. Founder of Predictable Producer. 20+ years in the seat.
Steve Kyles entered the mortgage business in 2002. He was 25 years old, quarter million dollars in debt, four homes in foreclosure, and newly married. He didn’t have a plan B. That made the decision simple.
He started working construction at 15. Dropped out of college after six years. Flipped houses before the market made that painful. When he landed in mortgages, he didn’t know you spelled mortgage with two G’s. What he did know was that he wasn’t going back.
The early years were hard. There were agents who were rough and cutthroat. There were deals that fell apart. There was a season where he and his wife went on quarter dates because that was the budget. Through all of it, one phrase stuck: get better, not bitter.
“I chose to get better, not bitter. Every day. That phrase didn’t come from a book. It came from having to decide, over and over, which direction to go when things got hard.”
Twenty-plus years later, Steve is still originating. Co-owner of Pro Lending Mortgage in the Houston area. Still at the desk, still making calls, still running the same system he teaches.
The TestIn June 2025, Steve stepped away from leading a national sales organization and sat back down at a cold desk. No active pipeline. No warm realtor relationships. A database that hadn’t been worked in years. Just the Predictable Income Model he’d been building and teaching for over a decade.
Month eight, he netted over $81,000 in personal revenue. Not from a team. Not from inherited relationships. From running the six pillars of the system, the same way every week, on a list that started broken.
This is not theory. The 5-Day Predictable Producer Challenge, the Foundations class, the podcast, all of it teaches exactly what Steve ran to rebuild from zero. The system was tested in this market, on a cold desk, by the person teaching it.
That restart is why the teaching carries weight. Steve isn’t coaching from a stage about something he did fifteen years ago. He’s running the play now, in the same market conditions you’re in, and sharing what’s working week by week on the podcast.
The WorkSteve originates loans at Pro Lending Mortgage, the company he co-owns with his partner Dru Brents in Fort Bend County, Texas. They run a mortgage broker model with 35+ wholesale lending relationships, which means access to more products and less bureaucracy than a retail shop.
He hosts the Loan Officer Leadership Podcast, one of the most downloaded shows in the mortgage industry with 489+ episodes published. New episodes drop every week. The format is short, tactical, and built around one idea you can use this week.
He built Predictable Producer as the coaching and training arm of Loan Officer Leadership. The 5-Day Challenge is the entry point. Foundations is the full system at depth. The Class is the live implementation lab. The Roundtable is the monthly accountability structure for producers who want to protect what they’ve built.
Steve started Loan Officer Leadership because he wanted to help loan officers get where they were trying to go faster, easier, with less headaches, and not alone by yourself. That was the whole agenda. It still is.
The podcast is free. The blog is free. The Income Map Quiz is free. The paid products exist because people who pay pay attention, and the work of actually building a predictable business requires more than content. It requires structure, accountability, and someone who has run the play showing you the order.
If you’re serious about building a business that doesn’t rely on market conditions, motivation, or luck, the system is here. The community is here. The next step is yours.
Five days. Five shifts. One system. Teaching videos, worksheets, and walkthroughs. You leave with the work done, not just learned. faster, easier, with less headaches, and not alone by yourself.
