You Don't Need More Leads. You Need More Offers.

When the pipeline slows, the instinct is to blame the market. Here is the real question: how many offers are you making? The formula is simple. Offers minus no's equals money.

I was having lunch with a loan officer recently and we were talking about the market. Things seem to move and spin. Deals coming in the door, then a slow patch, then you wonder what happened. I have seen it in my own business. And every time I trace it back, it comes down to the same thing.

The activity. Specifically, the number of offers being made.

Offers minus no's equals money. The more offers you make, the more no's you get. And the more no's you get, the more money you make. Every loan officer I know who is producing consistently has internalized this formula.

The Market Did Not Slow. The Offers Did.

Here is something worth sitting with. From January to July of 2026, 84% of realtors in the National Association of Realtors closed zero transactions. Zero. Not slow. Zero. And at the same time, the top teams in my market are saying their heads are spinning because they cannot keep up with the volume.

Same market. Two completely different realities. The difference is not the market. It is the activity, the conversations, and whether they are asking for the business.

While the top 16% cannot keep up. Same market, same rates, same economy. The variable is activity level, not market conditions.

Sharpen the List First

Before you add more channels, make sure you are working the right people. Two categories drive the majority of relational referrals: past clients and sphere of influence, and realtors who actually close business. Not every agent in the room. The ones closing eight or more buy-side transactions a year.

If you walked into a room of 100 realtors, statistically 16 of them are worth a conversation right now. That is not harsh. That is being effective. Talking to the other 84 is not making offers. It is spending time with people who will tell you the market is dead, because from where they sit, it is.

Do not buy that belief. The loans are closing. The question is whether you are the one who gets them.
