A listener named Jason summed up income in this business with a single emoji: a roller coaster. Up and down, up and down. After 24 years, I'd call it the most accurate description I've ever heard.
Talented, Skilled, Still Inconsistent
My instinct used to be to blame the market. Rates too high, rates too low. But inconsistency shows up in every market condition. Talented loan officers with strong relationships and solid product knowledge still ride the same highs and lows. That ruled out skill as the root cause for me.

Closing for commitment in a way that converts what you've already got, referred relationships that close at roughly 1 in 4, instead of chasing internet leads that close at 1 in 100.
